This plot is located near and above the village of Kavousi, at the eastern coast of the Mirabello Bay, North-East Crete.

From its elevated position (160 meters above sea level) it enjoys views of the sea, the valley and the surrounding mountains.

It has a building license for the construction of a ground-floor house of about 118 m2 with a basement of 155 m2. The building license is valid until the 31.12.2022 and can be modified to the needs and wishes of the buyer within the limits of the building regulations.
The max. building capacity of that plot is 120 m2, buildable on either one or two floors. Max. building height in case of one-floor building is 3.5 meters, in case of two floors 6.5 meters.
Enough space would be left to make a swimming pool as well as other outdoor facilities around the house (terraces, pergolas, parking space, garden, etc.).

The plot has road access and services like electricity, water supply (both drinking and irrigation water), telephone and broadband internet are nearby and easy to connect to.

It is 3.6 km (on a straight line) away from the nice beach of Tholos (approx. a 6-minute drive), which has sunbeds and umbrellas during the summer season. There is also a canteen operating at the beach and a small harbour where you can tie your boat.

The nearby village of Kavousi is in walking distance from the plot. You will find a few nice restaurants and cafeterias in the village as well as shops (including small supermarket) for basic needs.

Agios Nikolaos, the provincial capital of Lasithi, is approx. a 25-minute drive away from the plot and offers all the amenities you would expect to find in a big modern tourist town.

Ierapetra, the second largest town in the province, located at the south coast of Crete, is approx. a 15-minute drive from the plot.

The international airport of Heraklion is about a 65-minute drive away.
