LUXURY BRANDED HOTEL RESIDENCES

Deciding which brand to invest in is a personal choice and you may trust a hotel brand through years of experiencing amazing holidays just like you trust an airline, motor brand or clothing brand. Investment Opportunity

The added attraction of the luxury brands resorts is the experienced in-house management with online bookings processes worldwide to bump up the occupancy levels to often 80% of more all year round meaning guaranteed rental incomes can be provided in many of the Caribbean resorts. Purchasing an off or completed unit whether it is a studio facing the golf course, hotel room or beachfront villa will often give the buyer use of the property or similar in the resort for so many weeks per year as well as an attractive guaranteed rental income. All purchases are freehold or leasehold so you own the title deeds. We do not get involved with timeshare properties where you do not own any part of the property but dates on the calendar. Branded Residences

Branded residences are sending temperatures soaring in the Caribbean real estate investment market. Branded residences are usually a partnership between a brand and a developer. The brand grants a licence to the developer to market and sell residences incorporating their brand. The Caribbean’s main hotel brands include Four Seasons, The Ritz-Carlton (Marriott), Rosewood and Aman.

This last 18 months has seen dramatic changes to our established way of life. The Covid-19 pandemic has changed the footprint of global property markets but not all real estate sectors have been impacted in the same way. Branded residences have proved more resilient than some as the sector has experienced an amazing decade of growth.

The branded residences sector has grown over 170% in the last 10 years and over 100 new schemes from 2020. Hotel brands continue to dominate accounting for 84% of completed schemes and 88% in the pipeline. There are more than 500 branded residential schemes globally, with 76,000 units combined. A further 400 schemes are in the pipeline.(Savills reports)
